Sunchase at James Madison Apartments
Just wanted to give props to the renovations of the gym! I was in there last night and I loved the new equipment. The new elliptical machine was so smooth and even had a built-in fan. The new cubbies are great to hold your stuff while you work out and the mirrors add to the size of the room! I cant wait for the new TVs and even more sweet equipment to come!

All our apartments have 4 bedrooms with 4 bathrooms and we lease each bedroom individually.

2. How much is the monthly rent?
Individual rents varies by apartment. You can obtain current rates by calling the Leasing Office at 877-534-5535.

3. How do I connect my utilities?
The electricity needs to be set up in one resident's name from the day the lease begins until 7 days after the lease ends. Harrisonburg Electric Commission (HEC) 540-434-5361. For cable and Internet call Access Media 3 at 866-263-0858. For telephone service call Verizon at 1-800-483-4000

4. Do all of the apartments come furnished?
All apartments come furnished but you are more than welcome to bring additional items with you. You are responsible for the furniture and it must remain in the apartment.

5. Do you offer different lease terms?
All leases are fixed term leases. Our apartments have assigned lease dates, and all rooms in an apartment will start and end on the same day. We do, however, stagger our lease dates to give residents more options in selecting an apartment.

7. What is a Guarantor?
A guarantor is also known as a co-signer. If an applicant does not meet the income section of the criteria, you may have a parent or guardian sign the lease to guaranty the payment of rent. We ask that full-time students provide us with a guarantor, though you may qualify without one.

8. Do you allow pets and what are the fees?
We are a pet friendly community with some restrictions. Our pet policies are located in your Resident Handbook which can be found on this website. Some pets are not permitted on the property. There is a one-time non-refundable fee of $150, and a monthly pet rent of $20. Pets are not allowed without the written consent of the Landlord, which must be obtained before the pet is brought onto the premises.

9. Do you have to be a student to live here?
Sunchase Apartments complies with all state and federal fair housing laws. We will lease to any applicant that qualifies based on our rental criteria.

10. How close are you to campus and is there transportation?
We are 2 miles from the main entrance to James Madison University and the Harrisonburg transit bus stops at our community several times throughout the day.

11. What money is due when I sign my lease?
A total of $135 is due, which includes a $35 Application Fee and $100 refundable Security Deposit.

12. How and when do I pick up the keys to my apartment?
You may pick up your keys beginning at noon the day your lease begins. The Leasing Office is open Monday through Friday from 9 am to 6 pm, Saturdays from 12pm to 4pm and Sundays from 1:00 pm to 5:00 pm. After you complete your move-in forms and your move-in fees have been paid, you will receive your keys to your new apartment.

13. Can I change my Lease dates or move in early?
Lease dates are set to the individual buildings and cannot be changed. We do, however, stagger our lease dates to give residents more options in selecting an apartment.

14. What if I don't have 3 other roommates?
That's ok! All of our apartments are individually leased.

15. Am I responsible if my roommate doesn't pay their rent?
Since you have your own individual lease you are only responsible for your own rent.

16. When is rent due?
Rent is due on the first of every month. We allow a 5 day grace period. Rent that is not received in our office by end of business on the 5th will be assessed a late fee. You can pay by check or money order at the Leasing Office. You can pay by Credit cards, but we do use a third party and they charge a fee of $17.95 per transaction. Rent is considered to be paid when received by the office regardless of the postmark date. We do not accept cash or post-dated checks.

17. Where do I pay rent?
Rent can be paid in the Leasing Office, dropped in the rent box (located in the mail room) or mailed to: 1941 Sunchase Drive, Harrisonburg, VA, 22801.

18. What are the late fees? How are they applied?
A $40.00 late fee is automatically charged to your account on the 6th of each month.
