What are the Leasing Office hours? |

Monday Friday: 9:00 a.m. - 6:00 p.m.
Saturday: 12:00 a.m. - 4:00 p.m.
Sunday: 1:00 p.m. - 5:00 p.m.

Do you allow pets and what are the fees? |
|
Yes. We allow pets with roommate approval. There is a one time pet fee of $150.00 and a monthly pet rent of $20.

How do I pay rent and when is it due? |
|
Rent is due on the first of every month. We allow a 5 day grace period. Rent that is not received in our office by end of business on the 5th will be assessed a late fee. You can pay by check or money order at the Leasing Office. Credit cards can be used for an additional fee. Rent is considered to be paid when received by the office regardless of the postmark date. We do not accept cash or post-dated checks.

Do you have assigned parking? |
|
Each resident at Sunchase is provided a parking pass and parking is first come first serve.

Why did I get towed and how do I get my car back? |
|
In order to protect all residents, towing is unfortunately necessary to keep fire and traffic lanes clear. Any vehicle parked illegally, even with a sticker, can be towed at any time, without notice, at your expense. If towed, your vehicle may be recovered from Teter's Towing 540-432-0400. Recovering your vehicle promptly will help keep your cost at a minimum.

How does a sublease work? |
|
Subleases are allowed for a maximum of three months on a Lease Agreement. There will be a sublease fee and an application fee for the applicant. Sunchase will qualify the subtenant according to current qualification procedures. The resident on the current lease and the subtenant must sign the appropriate paperwork for the procedure to be completed. Call the Leasing Office for more details.

How does the renewal deadline work? |
|
We pre-lease our apartments, so every year we set a renewal deadline for our current residents. You must come into the office and sign a renewal contract by the deadline in order to remain in your apartment the following year. If you do not renew, you will be scheduled to move out of your apartment at the end of your current lease.

Are we allowed to hang pictures? |
|
Yes, decorative pictures/posters can be hung on the walls. Please do not use the sticky putty or two sided tape to hang anything. It is difficult to remove residue from walls and you could incur charges at move-out for removal.

Are we allowed to paint our walls? |
|
With approval from Management, residents are allowed to paint their walls as long as they paint the walls back to the original color when they move out. |

Do you except resident packages? |
|
Yes, if no one is at the apartment at the time a package is delivered, the delivery person may leave it at the Leasing Office. Please make sure to pick up your package as soon as possible and have a photo ID with you.

What if I get locked out of my apartment? |
|
During office hours you can borrow a key from the Leasing Office. You will need a photo ID to verify your identity and residency. If it is after office hours, you may call the after hour's emergency maintenance number 540-442-4810. You will need to provide a photo ID and a lockout fee will be charged for the service.
